The coastal plain, located at the southern edge of the property, offers a unique natural setting with direct access to the estuary and ideal conditions for rewilding development.

  • Water resources: presence of aquifers suitable for irrigation, industrial use, and secondary supply.
  • Land conditions: low-lying areas that can be enhanced through cost-efficient recovery and leveling, thanks to nearby material availability.
  • Development opportunities: potential for low-impact nautical infrastructure —such as a marina, access channel, docking facilities, and recreational areas— with competitive execution costs compared to offshore projects in deeper waters.
  • Ecological value: this area is part of the WHSRN (Western Hemisphere Shorebird Reserve Network) and hosts the habitat of the largest known colony of the Olrog’s Gull (Larus atlanticus) in the estuary.

This sector combines ecological value and technical feasibility, making it an ideal area for projects that integrate environmental conservation with eco-tourism, recreational, or low-impact residential development.
