This area contains an ancient marine sand deposit with an estimated reserve of 45,000 m³, confirmed by studies at the National University of the South. The material is suitable for commercialization, with potential to generate two distinct high-value products:

  • Sand for construction and road works.
  • Shell-based calcium carbonate, used in animal feed and agricultural soil conditioning.

Geological surveys also identified a significant clay layer of high plasticity, suitable for ceramics, molding, and various industrial applications.

  • Excellent connectivity: only 470 m from National Route Nº 3 and direct access to Comandante Espora Airport without entering the city.
